Landlord Gas Safety Certificate in Watford & Hertfordshire

Landlords must have every gas appliance in a rental property checked each year. We carry out the check, issue the certificate and can arrange access with your tenants.

Gas boiler and pipework checked during a gas safety inspection

The law requires a gas safety check on every gas appliance, fitting and flue in a rented home every 12 months, with a copy of the record given to tenants. We test each appliance, check the flues and ventilation, and record the results on the certificate.

If something fails, we explain what needs doing and give you a price to put it right. We can also service the boiler at the same visit, which is often the simplest way to keep everything in order.

What the gas safety check covers

  • Boiler, gas hob, cooker and gas fires
  • Gas tightness test on the installation
  • Flue and ventilation checks
  • Safety device checks
  • A completed gas safety record (CP12)
  • Access arranged with your tenants if you prefer

You need a check if

  • Your current certificate is close to its 12 month renewal
  • New tenants are moving in
  • You have bought a property that is already let
  • A gas appliance has been replaced or moved

What affects the price

The price depends on how many gas appliances the property has. A boiler service at the same visit costs less than booking it separately.

“On time, worked hard without a break even though it was a big job. Very personable and knowledgeable. Wouldn't hesitate to recommend him for any gas job.”
